We know Gress is an informer so I think it would make sense he was the one who immediately knew something was off with rayne, he told Mateo, Mateo told him to see if he can clarify, so Gressil goes into the room and finds Rayne gone. So then he checks the bathroom and hears her.
I still like to think that there's either
A. More variants of infected that aren't known (and Rayne is one of those variants)
Or B. The color of an infecteds nail shows how much control they have over their murk
